Individuals looking for a retirement home or second home overseas may find their answer in a property in Cyprus. The property in Cyprus market has been booming for the last five years, but is the bubble about to burst, or can continued growth be expected?
Foreign investment in property in Cyprus has dropped in recent months as a result of the ‘credit crunch’ and a strong Euro. However, despite the fact that the pricing of property in Cyprus is strongly dependent on the level of foreign investment, there is strong potential for growth in the both the North and South of the island.

A major factor driving demand is that the island of Cyprus is serviced by at least three different airports, with international flights accepted at Larnaca International, Nicosia and Paphos. This has prompted low cost air carriers to open negotiations to establish new routes to Cyprus. Increased budget air travel can be expected to drive visitor numbers in the years ahead, and the World Travel and Tourism Council is predicting an annual increase in visitor numbers of 4.5% to Cyprus this year. This will result in increased demand for property in Cyprus with subsequent rises in property prices and rental values.

Additionally, the climate is a major attractor to visitors to the island. Like many other Mediterranean locations, Cyprus has a temperate climate that provides warm sunny winter days as well as a guarantee of long hot summers, with temperatures that can be expected to reach 30 degrees centigrade. This means that there is visitor demand for rental of property in Cyprus all year around.

What is more, winter rainfall ensures that the island is lush, green and verdant for winter, spring and early summer. All property in Cyprus can be guaranteed to be within easy reach of an area of outstanding natural beauty, including vineyards, mountain ranges and beautiful coastlines.

Of greatest appeal to tourists and potential investors in property in Cyprus, is the fact that the island of Cyprus is surrounded by hundreds of miles of open, sandy beaches. Investors can choose between a location that provides miles of undeveloped seafront locations, or a location with beaches that are near to established lively tourist areas such as Ayia Napa, which is more ideally suited to service the demand provided by the young adult and family holiday markets.

These features of the island of Cyprus are relatively unlikely to change in the near future, and all of them represent good reasons for potential buyers to invest. However, there are a number of political issues that a potential purchaser of a property in Cyprus must take into consideration when making an investment decision.

In 1974, Turkey invaded Northern Cyprus after the attempt by Greece to formally annex the Island. Cyprus has remained a divided island ever since with two separate Republics established, although only the Southern Republic of Cyprus has ever been formally recognised by international authorities.

Following the introduction of an elected government, the Southern Republic of Cyprus was formally accepted into the European Union in 2003 and the Euro was formally adopted as the local currency in February 2008. This has provided political and economical stability to the South of the island, which has prospered in the last five years with major growth in the value of property in Cyprus.

Whilst the ‘North – South’ divide is reflected in prices of property in Cyprus, Northern Cyprus properties have received a boost after the disestablishment of border crossings in 2005. Furthermore, recent improvements in the political situation have increased the likelihood of the development of a long term resolution of the dispute that has divided Cyprus into its northern and southern regions.

As with all investment decisions, it is wise for any potential investor in property in Cyprus to take expert advice and to ensure that full advantage is taken of any local financial and investment incentives before making a final decision to go ahead.

How Dealing Direct With a Cyprus Property Developer Could Save you Thousands

For most Cyprus property virgins the initial contact would most likely be through an advert on the internet or following a visit to an overseas property fair. If this is the case the odds are pretty high that the person or company they are dealing with is the agent rather than the Cyprus property developer themself. It is highly unusual for a developer to attend overseas property fairs with most of them choosing instead to operate through a network of Cyprus property agents or consultants as some are now labeling themselves.

Paphos Property-Property in Paphos Cyprus

Posted on 18 June 2010 by wtseo001

Property in Paphos Cyprus

If you are thinking about buying that place in the sun you have always dreamt abaout maybe you should take a look at the beautiful paradise Island of Cyprus and in Particular property in Paphos or the surrounding area. Paphos in Cyprus is the only resort on the Islands West coast that remains open throughout the winter months. That’s if minimum daytime temperatures of 16c count as any kind of winter at all. In fact whilst other parts of Europe like the U.K. are shivering at below zero Cyprus is comparably balmy. The clear Mediterranean Ocean remains warm enough to bath in well into November most years and there aren’t many days when it is not warm enough to wear short sleeves. Sure, the temperatures do drop at night during the short Cyprus winter but even then it’s still a whole lot warmer than England. Perhaps this mild climate is one of the reasons so many Brits are buying property in Paphos and settling there especially many retired couples. The cheaper utilities and general cost of living in Cyprus are only a few of the things that continue to attract house buyers to the Island.

The Cypriot people are amongst some of the friendliest you could ever hope to meet anywhere. Their outgoing attitude isn’t just something that’s put on for the benefit of money spending tourist either, it’s just the way they are. Don’t be surprised if once you are settled your Cypriot neighbors insist you join them and the whole family for dinner or a social evening. The life style on the Island is very relaxed even on the larger holiday resorts and Pahos is no exception. Family life is important to the locals and dinners together can be a major event involving many of their relatives. With most of the cooking and eating done alfresco style barbecues are the order of the day and the Cypriots are masters of the art. In fact one could argue that during the summer months at least, the only activitie carried on indoors is sleeping. Then again some folks even chose to do that outside during the long warm summer months.

Property in Paphos is ideal for both investors and those looking for a property for themselves maybe for use as a holiday home or a permanent residence. With new developments springing up all over the Paphos area buyers are literally spoilt for choice. Off plan property purrchase in Cyprus makes great sense. Chances are that as prices continue to rise your new villa or luxury apartment could have increased in value before you even move in. In fact many astute investors have made a tidy profit out of property in Paphos this way over the past few years. There are a lot of resale properties finding their way onto the market too as folks settle elsewhere in larger houses or decide that living abroad is not for them and move back home. These resale Paphos properties are often what is termed as “motivated sales” in so much as the owners want to move them on quickly for one reason or another. In these cases buyers with finance arranged are in a strong position to pick up a property in Paphos bargain.

For those looking to “get their toes wet” before moving wholesale to Cyprus Paphos property rental may be a convenient option over outright purchase. Thanks to the continued development boom on the Island there are plenty of cheap apartments and houses to rent and Paphos is no exception. The rental market on the Island is pretty much self regulated by the average wage apart from properties let out to holiday makers of course. Cost of renting in and around the Paphos are are substantially lower than anything you would expect to pay in the U.K. Bearing in mind that you won’t find that many house or apartments for rent in England with a swimming pool and the benefit of 320 days of sunshine every year! So if you want luxury, sunshine and a laid back style of living maybe you should seriously consider investing in property in Paphos.
