The advancement in the living standards, the increase in leisure time and the need to change environment from the daily distressing pressures has internationally caused an increasing demand in second/holiday homes. In this article we will refer to holiday homes for personal use and not specifically for investing purposes.

Cyprus is included in the international markets concerning holiday homes (for medium/high income buyers), with Spain on top of the list, Portugal second, Cyprus third, Malta fourth, with Croatia, Turkey and Bulgaria to follow as the new up coming markets. Greece is not included in the list concerning the purchase of this type houses, for numerous and various reasons, (it has only one international airport, short property supply, complicated title deeds, peculiar and perplexing legislations, almost compulsory false declaration i.e. an objective value instead of the real one etc, etc). In Cyprus the 20% of the overall property purchases comes from foreigners, however it represents the 70% of holiday home purchases in Cyprus.

The purchase of holiday homes in the areas of increased demand, in relation to foreigners/locals is analyzed as follows:
Free Famagusta – Protaras areas ( 50% Cypriots + 50% foreigners). Larnaca

What should you look for when buying a holiday home?
• Location – This is a main criterion, which is also decisive concerning the fixing of the price/value. The closer to the sea the higher its value is. However,  choosing the location is important and you need to examine the immediate environment to the property for any noise pollution (it is situated close to clubs, motorway etc).
• Architecture + Functioning – If the project is architecturally in a bad condition you can be sure that, in a few years, following its delivery/ occupancy, it will have turn into a slum, thus causing a rapid drop in the value of your investment.
• Environment – Examine the immediate surroundings of the project you are buying. Has the Contractor / Developer provided for the planting of any trees and other decorative plants? Has he made a fence around the building and has he secured it? Are there any green areas, parking, storage areas and easy access to the project?
• Administration/Common expenses – A serious disadvantage for a holiday project is its administration after the delivery. A general meeting of the residents is almost impossible, owing to its seasonal usage, and under the circumstances it is advisable to look for projects, the administration of which has been undertaken by the contractor himself for, at least, a 5-year period. From our experience we have observed that if this arrangement is not done, you would most likely be in an environment of unknown to you buyers, who probably would not be very cooperative, thus leading to catastrophic consequences for your investment.
• Research on Buyers – Unfortunately some of us (mainly Cypriots) do not behave as owners of a joint property and this is particularly noticeable in the case of holiday homes. Therefore a “research” on the others that have bought houses in the project you are interested in, would probably be good for you. We have to admit that 90% of the foreign buyers behave perfectly.
• Prices – Prices show a constant increasing trend, excluding Paphos where prices have shown a downfall by 10% (which is due to the fact that demand by foreigners has been reduced by 20% during the years 2004/05.

Paphos (Pafos)

A curious mixture of worlds, Paphos is sometimes described as being divided into two halves. The division of this south-western city comprises Kato Pafos (lower Paphos) and Ktima (upper Paphos). The former is the more developed of the two, there are more crowds, more music, more bars and more luxury hotels (Cyprus has seen tremendous growth in recent decades, Paphos no less than anywhere else) than Ktima. Yet it also houses the most intriguing archaeological sites and it\’s easy to forget the encroachment of the modern world as you explore them in the quiet of the day. Ktima, meanwhile, boasts a more traditional view of Cypriot life; with beautiful colonial architecture and regional food to enjoy, there is less of the hectic buzz that categorises an evening in Kato Paphos. Limassol (Lemesos)

Limassol is the second largest city in Cyprus, and holidays here offer attractions matched by few other resorts on the island. Kouklia

A small and famously beautiful village in the district of Paphos, Kouklia is surrounded by rich farmland that produces, amongst other things, grapes, olives, citrus fruits and avocados. While not an immediate choice for holiday makers on the island (the luxury hotels of Cyprus tending to locate in larger towns), there are many fine villas to be found in the area, making it a great choice for those in search of something a little quieter and a little alternative, but with all the atmosphere that Cyprus is famous for.

Kyrenia

Kyrenia is famous for its picturesque stone harbour, filled with colourful sailing boats and overlooked by the imposing bulk of Kyrenia castle. A highlight on the itinerary of many Cyprus holidays, the town can suffer from overcrowding in the height of summer, but arrive at any other time of year and you\’ll discover a delightful destination which combines the charm of the modern island with the arresting architecture of a past age. A must see in any extended trip to Cyprus.

Why Mandria, Cyprus is a Great Place to Live

One of the hottest areas to buy property in Cyprus at the moment has to be in Mandria. The small village sits peacefully nestled on the Mediterranean Sea, only 15 minutes outside of Paphos, 5 minutes from the Paphos airport and 25 minutes away from Limassol.

As you enter the village you are met with a shady tree lined street.  You immediately notice how different this village is from others in Cyprus.  The village square is still small but is at times packed with cars that brought people that regularly patronize the two popular village taverns.   Almost anyone that has stayed in the Paphos district for some time knows about the delicious food they serve and the live entertainment on the weekends.  

The main reason why Mandria is so attractive is that it still has so much land on the sea front that is not developed.  There are acres of land being farmed by the Cypriot refugees who owned land in the now occupied north and are now leasing the land from the government to farm. This provides the village with lots of fresh fruit and vegetables year round.  As you walk around the many quiet roads, paths and beach front trails you are surrounded by orange, lemon, fig and prickly pear trees in addition to potatoes, cucumbers, onions and even peanuts.  Every year the village has its annual peanut festival with lots of food, drinks and of course peanuts.

Around the village there are numerous nice walking paths that range from hilly side streets to beach front trails.  In Cyprus, there are not always paved paths to use jogging strollers or roller blades but in Mandria, although these things are a novelty, they are used by residents.  Bicyclists often travel through Mandria and stop at one of the local taverns.

All amenities are fairly close to Mandria while there are plans for more conveniences such as a large supermarket close by, a marina in Mandria Bay and the American Academy School less than 5 minutes away. Already in Mandria there are services such as a community center, postal services, a small shop, a kiosk, an Elementary school and a petrol station.

 The village is nice mix of old time charm and modernism that makes it unique and a popular place to live. So if you are thinking of relocating in Cyprus or moving to our wonderful island make sure you pass through Mandria and experience it.
